Fall Home Maintenance Checklist: 12 Things Smart Homeowners Do Before the Cold Hits

by Briddick Webb

Crisp mornings, golden leaves, football on TV, all the signs it’s officially fall in the Pacific Northwest. While it’s tempting to just grab a blanket and a pumpkin spice latte, your home needs a little attention before the wet season settles in. A few simple projects now can save you from leaks, drafts, and costly surprises once winter hits.

Here’s your go-to Fall Home Prep Checklist:

1. Clear Gutters & Downspouts

Those pretty leaves? They clog fast. Make sure water can flow freely so it doesn’t back up into your roof or foundation.

2. Inspect the Roof

Check for missing shingles, moss, or flashing issues. Fall rain WILL find the weak spots if you don’t.

3. Seal Windows & Doors

Cold drafts creep in quick this time of year. Caulk or weather-strip any gaps to stay warm and keep heating bills in check.

4. Service the Furnace or Heat Pump

Don’t wait until the first frost. Schedule a tune-up now so you’re not left shivering when everyone else is calling for repairs.

5. Check the Fireplace & Chimney

Planning on cozy fires? Make sure your chimney is clean and safe before you light that first log.

6. Drain & Store Outdoor Hoses

Frozen hoses and outdoor faucets can burst. Disconnect, drain, and store them before the first real cold snap.

7. Test Outdoor Lighting

With shorter days, good lighting keeps paths safe. Replace bulbs and test timers or smart plugs.

8. Rake & Compost Leaves

Leaves on lawns invite mold and kill grass. Bag them up or compost for garden use next spring.

9. Protect Outdoor Furniture & Decks

Cover patio sets, clean off the grill, and seal decks if needed. Your spring self will thank you.

10. Check Smoke & CO Detectors

Fall is a great time to swap batteries and test all alarms. Safety first, always.

11. Winterize Sprinkler Systems

If you have one, blow it out now so you don’t deal with burst lines later.

12. Trim Trees Near the House

Cut back branches that could fall in storms or rub against siding and roofing.

Closing Tip
Think of fall maintenance like packing for a wet-weather hike. You want to be ready for whatever the season throws at you. A little effort now means fewer worries later, and more time for the fun parts of fall (apple picking, Seahawks games, or cozy weekends inside).
