What Rising Inventory Means for Whatcom County Buyers and Sellers
Whatcom County buyers have something they haven’t had much of in recent years: choice.
In July 2026, there were 1,186 homes for sale in Whatcom County, compared with just 363 in July 2021. This is a significant 227% increase in inventory. There were 673 homes for sale in July 2023 and 1,053 in July 2025, showing just how much the market has shifted over the past several years.
For Buyers:
More inventory typically means less pressure to settle for the first decent option that comes along. There is more opportunity to compare homes, be selective, and even negotiate more favorable terms for their side. That said, well-priced homes in desirable locations are still attracting strong interest, so buyers still need to be prepared when the right property appears.
For Sellers:
The increase in competition makes pricing, presentation, and positioning more important. Buyers have more options, which means an overpriced or poorly presented home can quickly lose momentum. Sellers need to understand the market they're entering and the other active listings their home will be competing against.
The biggest takeaway is that buyers have more leverage than they did a few years ago, while sellers need to be increasingly intentional about how they bring a home to market. And because conditions can vary significantly by neighborhood, price point, and property type, the best strategy still comes down to understanding your specific segment of the Whatcom County market.
